Brad Bret Homes LLC New Home Build Process
If you are building and either already have a lot or plan or both, You can skip to the appropriate stage
We are happy to help give you an idea of what you might be looking at cost wise if you were to build a new home. Keep in mind that lot prices are different everywhere, restrictions are different everywhere, and there are a lot of variables involved in determining what a house costs.
Unless you plan to pay in cash for your home building project, the first step is to speak with a lender who can do construction financing and go through their pre-approval process to see where you qualify.
At this step it depends on your situation as to how you want to proceed. If there is a specific type plan you want, you will need to create that first then find the lot to fit it. If the lot is most important, you can have a plan created to adapt to your lot. Just keep in mind you are aware of the lot dimensions and setbacks when doing either. We will connect you with a drafter that can create your plans from hand drawn sketches or even other sample plans. You can not copy another plan you found verbatim. It must have some changes made so as not to violate copyright laws.
In order to get estimates on the cost to build, you will need to have a finalized plan and finishes picked out. This is the hardest part of getting started is making the selections and coming up with exactly what you want in a house. Placeholder selections can be made to help bridge the gaps to get you a base price.
Assuming you now have the final plan, you need to find lots that work for your plan footprint. The slope on the lot will determine if you can have full exposure, partial exposure, or no exposure. Your plan can always be modified if need be to fit the exact lot. When you make an offer on a lot, it is just like making an offer on a house. There would be contingencies including appraisal and construction financing. The closing date would be where your first draw would come out to pay for the lot.
Once you go under contract on your lot and are pending closing, we will start scheduling the sub-contractors for the initial building activities, and apply for the building permit. We will also make sure follow up on any last minute bids or pricing we are obtaining.

We will begin officially ordering supplies and executing the scheduled sub-contractors to do the work and begin working through the process. Any undecided materials will need to be locked down as soon as possible. Some will allow more time and others will need decisions made. You can expect the process to take up to 6 months from ground break. Cooperative weather can speed it up and bad weather could cause further delays. We will update you every week and continue to push to keep everything on schedule.
